Is it Possible to Find a Plot Below 1 Million Shillings in Athiriver?

The question as to whether it is possible to find a plot below 1 million in Athiriver is a difficult one. Yes, there are parts of Athiriver where you can find plots below 1 million shillings, and other parts of Athiriver where finding a plot below 1 million would be a tall order.

In the areas that make up Athiriver town – places like Makadara, Site, Sofia, Athiriver ya Chini, Portland, Mlolongo and Syokimau, it is almost impossible to find a genuine plot going for less than 1 million. That is unless you find one of those places where, for instance, there is a road reserve or some other public utility that people are utilizing for the time being before it is repossessed. But a genuine plot with a title deed for less than 1 million in the primer parts of Athiriver? That is a tall order. That is unless you are looking at slumier parts of Athiriver, you know, places like Canaan (Kanaani), Slota, Kasoito, Jam City and so on (possibly lower than the price of a Probox in Kenya). In those sorts of places, it should be possible for you – with some effort – to find a plot for less than 1 million. But the challenge tends to be in finding an undeveloped plot in those areas. In most cases, you tend to find that what you need to do is buy a plot with some sort of structure on it, demolish the structure, then erect whatever you wish to set up there. The bottleneck here is of course in the fact that the plot’s owner will expect you to pay for the structure that is currently on the plot, and that usually pushes the price above 1 million.

But when you go to places like Kinanie, Nzoiani, the deeper parts of Katani, Kimongo, Mlolongo Phase 3 and so on,  it should be possible for you to find a decent plot for less than 1 million in Athiriver. But this would be in places that are hard to access (especially during the rainy seasons) and places where the security is dubious. The amount of time it can take to move from Athiriver KMC junction to, say, Nzoiani is almost as much as it takes to travel from Kitui to Mutomo! Nonetheless, those are increasingly turning into livable places [especially with population growth]. You should be able to make it there, if you can make a few adjustments here and there. They can also be useful if you need the plot for some sort of project – you know, like rearing chicken, establishing a garden, building a retirement home for yourself… and so on.

In all cases, it is important to understand why whoever is selling the Athiriver plot is doing so. It is of course also important to ensure that whoever is selling you the plot is actually the plot’s rightful owner, and then ensure that he actually has the authority to sell it. So it is not enough to establish that you are dealing with the plot’s genuine owner: you also need to ascertain that he or she actually has the authority to sell the plot. So you check, for instance, to ensure that he hasn’t charged the plot’s title on account of some debt and that there are no legal shenanigans surrounding the plot.

Where Can I Find Cheap Plots for Sale in Athiriver

It is becoming increasingly hard to find cheap lots for sale in Athiriver. This can be attributed to several factors:
One, you find that Nairobi city has increasingly crept into Athiriver. So, for all purposes and intends, Athiriver has become almost a part of Nairobi (although adminstratively, it is in Machakos). So this is the Nairobi metropolitan effect. And as such, you find that the for the most part, Nairobi plot prices apply in Athiriver as well.
Second, you find that the business of buying and selling plots in Athiriver has been increasingly infiltrated by brokers and agents. These brokers and agents have a habit of pushing Athiriver plot prices up, because they are usually paid on commission, and they know that the commissions are likely to be higher if they manage to sell the plots at higher prices.
Third, you find that the infrastructure in and around Athiriver has improved tremendously in the last 2 or so decades. This has made parts of Athiriver that were previously inaccessible to be accessible. Now those previously inaccessible parts previously used to be where cheap plots in Athiriver were to be found. But now that they have become accessible, the value of plots there has gone up.
Fourth is the simple fact that the demand for plots in Athiriver has gone up considerably. And in keeping with the laws of demand and supply, you find that as the demand for Athiriver plots has kept on going up, so have the prices.
Does all this mean that it is impossible to find a cheap plot for sale in Athiriver? Well, with some luck, there are some places where you may find affordable plots for sale in Athiriver. It depends on what cheap means to you. Like, for instance, if cheap to you means 1 million Kenya shillings for a eight acre plot, you shouldn’t have too hard a time finding something in a good part of Athiriver. But if you are looking for a plot with tens of thousands of shillings, then you may not find anything, even in Athiriver slums. Looking for a plot in Athiriver with, say, 70,000 shillings is as futile as looking to apply for a kenya ID card online. Or, in another perspective, it is as futile as looking for Safaricom jobs with only a Std 8 certificate. But if your budget is in the 200 to 500 thousand shillings, you could find a plot in the remoter parts of Athiriver, such as the remote parts of Kinanie, Nzoyani and so on, as you move towards Joska. For that budget within Athiriver town itself, you would have to content with the hardcore low-cost areas (which some people refer to as slums), the likes of Kanaani, Slota and perhaps Mlolongo Phase 3.
